Material Index worked with EDGE and Gardiner & Theobald to prepare a detailed Pre-Redevelopment Audit (PRDA) of 125 Shaftesbury Avenue to submit as part of a GLA Circular Economy Statement. The Pre-Redevelopment Audit evaluated the feasibility of retaining the whole or parts of the existing building while meeting development objectives in the context of broader social, economic, and environmental considerations. The project gained planning approval in 2025.
